LTR + BRRRR Financial Starter Kit cover with the tracker and field guide by Kellcat

Sound familiar?

Rent comes in. Bills go out. Which door is paying you?

Rent is your only number.

It lands on the first of the month, and you can’t tell which door is carrying the others.

The BRRRR math lives in your head.

You know what you paid and what it appraised for, but not how much of your cash is still in the deal.

Tax time is a pile of 1098s and receipts.

You sort the year by property over a weekend, and your CPA still has questions.

A full sample year

See a finished year before you start yours.

The kit comes with a complete sample year for Maple Street Rentals: a duplex, a single-family house and a BRRRR on Birch Ave bought in February. Three properties, four doors, twelve months of rent, repairs, loans and a refinance, already filled in.

Click around, see what every tab does, then open the blank tracker and do the same with your own properties.

Maple Street Rentals is fictional. The numbers are a worked example, not a promise of results.

BRRRR & Refinance

Did the refinance get your money back?

The BRRRR & Refinance tab follows up to five deals at a time: purchase, rehab and holding costs, the 70% rule, the refinance, the cash you got back and what’s still in the deal.

In the sample, Birch Ave went 7% over its rehab budget and past the 70% rule. The refinance still returned 87% of the cash, and the rent covers the new loan with $237 a month to spare.

The tab flags the rule-of-thumb checks. It doesn’t replace your lender’s numbers or your CPA.

Is it right for you?

Built for long-term rentals, on purpose.

A good fit if you

  • Own up to 10 long-term rentals: houses, duplexes or small multifamily
  • Report your rentals on Schedule E, on your own or through a single-member LLC
  • Use BRRRR, or want to try it on your next deal
  • Want cash flow per door without learning accounting software

Probably not a fit if you

  • Rent by the night on Airbnb or Vrbo (that’s the STR Kit)
  • Buy houses to sell, not to hold (that’s the Fix-and-Flip Kit)
  • Own commercial property or a portfolio held in a partnership
  • Would rather hand the books to someone else

Rent by the night too? See the STR Kit. Flip houses? See the Fix-and-Flip Kit. Want it done for you? See landlord bookkeeping or book a free Discovery Call.

Brian Kelly, founder of Kellcat
Landlords ask me the same three questions: which door is really making money, who hasn’t paid, and did the refinance work. This kit answers all three, using the same tracking I use with my monthly bookkeeping clients.

Questions

Before you buy.

How do I get the files?
Right after checkout. Your download links appear on the confirmation page and arrive by email within a few minutes: the blank tracker, the sample year and the field guide.
Does it work in Google Sheets or only Excel?
Both. The tracker is an Excel file that also opens in Google Sheets. The field guide shows how to upload it.
How many properties can I track?
Up to 10 properties in one tracker, each with as many units as it has. The BRRRR & Refinance tab follows up to five deals at a time.
I don’t do BRRRR. Is it still for me?
Yes. The BRRRR tab is there when you need it. Everything else (rent, cash flow per door, the Rent Roll and the Schedule E summary) works for any long-term rental.
Does it connect to my bank or property manager?
No, and that’s on purpose. You log rent and bills yourself, which takes about 15 minutes a week and means you actually see your numbers.
I have an Airbnb and long-term rentals. Which kit do I need?
Both, since nightly rentals keep score differently. The Real Estate Starter Kit Bundle includes both, plus the Fix-and-Flip Kit, for $197.
Is this tax advice?
No. The kit organizes your records and sorts them by Schedule E line. Depreciation is shown as an estimate. Your CPA still decides how everything is reported and prepares your return.
What if it doesn’t work for me?
Email [email protected] within 14 days and tell us what isn’t working. We’ll help you fix it, and if we can’t, you get a full refund.
