Website Disclaimer

Effective October 12, 2026. Kellcat Bookkeeping LLC ("Kellcat," "we," "us"), Littleton, Colorado.

Kellcat shares guides, tools, templates and examples to help business owners and real estate investors understand their numbers. This page explains what that information is, what it is not, and how we use artificial intelligence (AI). By using kellcat.com, our free tools, emails or digital products, you agree to this disclaimer. It works together with our Terms and Conditions and Privacy Policy.

1. General information only

Everything on kellcat.com, in our emails, social posts, webinars, guides, the Financial Clarity Check, the Books & Numbers Review preview, our Financial Starter Kits and any other free or paid resource is general educational information. It is written for a broad audience, not for your specific business, property or situation. It may be simplified, may not cover every exception, and may not be current on the day you read it.

Do not rely on this information as the only basis for a business, financial, tax, legal or investment decision. Before you act, talk with a qualified professional who knows your full situation.

2. Not tax, legal or investment advice

Kellcat is a bookkeeping and advisory firm. We do not prepare or file tax returns, we do not give tax advice or tax planning, we do not give legal advice, and we are not a registered investment adviser, broker-dealer, lender or insurance agent.

When our content mentions taxes (for example lodging tax, sales tax, 1099 reporting, depreciation, Schedule C or Schedule E), it is there to help you organize records and ask better questions. It is not a statement of how the law applies to you. Tax rules vary by jurisdiction and change often. For tax questions, work with a licensed CPA or enrolled agent. For legal questions, including entity structure, contracts, leases, licensing and short-term rental rules, work with a licensed attorney. For investment decisions, work with a licensed financial professional.

Unless your signed engagement agreement with Kellcat says otherwise, nothing we provide is an audit, review, compilation or attestation, and nothing we provide is assurance that your financial statements are free of error.

3. No client relationship from the website

Using this website, completing the Financial Clarity Check, downloading a guide, buying a Financial Starter Kit, joining a waitlist, reading our emails, booking or attending a free Discovery Call or Books & Numbers Review, or sending us a message does not create an accountant-client, bookkeeper-client, advisor-client or any other professional relationship with Kellcat.

A client relationship begins only when Kellcat and you have both signed a written engagement agreement, and it covers only the services described in that agreement. Please do not send confidential or sensitive financial information through website forms or email before an engagement is in place, unless we ask for it as part of a specific, agreed next step.

A Kit + Kickstart Call or a Financial Clarity Call is a one-time setup or educational session about the kit you bought. It is not an ongoing engagement and it is not tax or legal advice.

4. AI disclosure and disclaimer

Kellcat uses artificial intelligence tools in parts of its business. We want you to know where, what that means for you, and what we do to protect you.

Where we use AI

  • Financial Clarity Check: your answers are sent to an AI model (currently Anthropic's Claude) that drafts your report automatically. These reports are not individually reviewed by a person before they reach you.
  • Website, guides, emails and social posts: some content is drafted, edited, summarized or translated with AI assistance and then edited by Kellcat.
  • Automation: some workflows (for example routing form submissions, drafting follow-up emails or organizing information) use AI-assisted tools.
  • Client work: for clients, AI may help with tasks such as drafting plain-English summaries, spotting unusual transactions or preparing report drafts, as described in our Privacy Policy and your engagement agreement.

AI can be wrong

AI tools can produce information that is inaccurate, incomplete, out of date, or stated with more confidence than it deserves. They can misread numbers, invent sources or facts, and miss context only you know. Any AI-generated or AI-assisted content from Kellcat, including Financial Clarity Check reports, is general information, is provided "as is," and is not tax, legal, accounting, investment or other professional advice. Do not make financial, tax, legal or investment decisions based only on AI-generated content. Check important figures against your own records and confirm with a qualified professional.

Human review

For paying clients, AI-assisted work is reviewed, edited and approved by Kellcat before it is delivered, and Kellcat remains responsible for client deliverables as set out in your engagement agreement. Review reduces errors; it does not guarantee that a deliverable is free of them. Automated items that are labeled as automatic, such as the Financial Clarity Check report, are not individually reviewed.

Your data and AI

  • We do not put identifiable client financial data into free or consumer AI tools.
  • AI tools used with client information are business services named in our Privacy Policy and are used only for the purposes described there and in your engagement agreement, or with your consent.
  • Kellcat does not use client data or anything you send us to train AI models.
  • Kellcat does not use AI to make automated decisions that have legal or similarly significant effects on you.
  • Information processed by AI providers is also subject to those providers' own terms and privacy policies.

Questions about how we use AI with your information? Email [email protected].

5. Templates, Financial Starter Kits and calculators

Our spreadsheets, trackers, sample years, field guides, printable toolkits, calculators and dashboard examples are provided "as is" and "as available," without any warranty that they are error-free, complete, or right for your business, property or tax situation.

  • Sample years and examples use made-up or simplified numbers to show how a tool works. They are not benchmarks, forecasts or promises.
  • Formulas can break if cells, tabs or columns are changed, and results depend entirely on the data you enter.
  • You are responsible for your own data, for checking the results, for keeping your own backups and records, and for your own filings, returns, payments and deadlines.
  • Tax-related fields (such as lodging tax, sales tax, 1099 flags, mileage or depreciation helpers) organize information. They do not tell you what you owe or what you may deduct. Have a CPA or other qualified tax professional verify anything you file.
  • Kits work in Microsoft Excel and Google Sheets. We cannot promise they will work the same in every version or in other spreadsheet programs.

Refunds for digital products are handled under the promise described on each product page and in our Terms and Conditions.

6. Mountain Town STR Guides and local rules

Our Mountain Town STR Guides and town pages summarize short-term rental licenses, caps, fees and lodging taxes in Colorado and Utah mountain towns as we understood them on the date shown. These rules are set by towns, counties, special districts and states, and they change often, sometimes with little notice. Rates, fees, caps, voting results and processes may be different by the time you read them.

Before you buy, list, license or file, confirm every requirement directly with the town, county and state agencies involved, and with a local attorney or CPA where appropriate. The guides are not legal or tax advice, and following them does not guarantee a license, a permit or compliance.

7. Results and earnings

We do not promise or guarantee any particular result, including more revenue, more profit, lower taxes, better cash flow, a higher occupancy rate, an approved loan or refinance, a successful flip, or time saved. Any numbers, case studies or examples on this site describe specific situations or are illustrative. They are not typical results and they are not a prediction of yours. Your results depend on your business, your market, your decisions, your effort, and factors outside anyone's control.

8. Testimonials and reviews

Testimonials and reviews reflect the experiences and opinions of individual clients. They are not a guarantee, promise or prediction that you will have the same experience or results. Some client names and details are withheld to protect confidentiality.

9. Third-party links, tools and trademarks

Our site and materials mention and link to third-party products and services, such as QuickBooks Online (Intuit), Xero, Puzzle, Databox, Klipfolio, GoHighLevel, Google, Stripe, Airbnb, Vrbo, government websites and others. We do not control them and are not responsible for their content, accuracy, availability, security, pricing, terms or privacy practices. A link or mention is not an endorsement, and your use of those services is governed by their own terms.

All product names, logos and brands are the property of their owners. Mentioning a certification, such as QuickBooks Certified Advanced ProAdvisor or Xero Certified Advisor, describes Kellcat's training and status and does not mean that company endorses Kellcat. If we ever use affiliate or referral links, we will say so near the link; we may earn a commission at no extra cost to you.

10. Errors and omissions

We work to keep our content accurate and current, but it may contain errors, typos, omissions or outdated information, and we may change or remove content at any time without notice. We are not obligated to update past posts, guides or downloads. If you spot a mistake, please tell us at [email protected] and we will look at it.

11. Limitation of liability

To the fullest extent allowed by law, Kellcat Bookkeeping LLC and its owner, employees and contractors are not liable for any direct, indirect, incidental, consequential, special or punitive damages, or for any loss of profits, revenue, data, tax benefits, penalties, interest or business opportunity, that arise from or relate to your use of, or reliance on, this website, our free tools, AI-generated content, guides, emails, Financial Starter Kits, calculators or other materials, even if we were told such damages were possible.

If Kellcat is found liable for anything related to a digital product, our total liability is limited to the amount you paid for that product. Services provided to clients under a signed engagement agreement are governed by that agreement. Some jurisdictions do not allow certain limitations, so some of these may not apply to you.

12. Governing law and changes

This disclaimer is governed by the laws of the State of Colorado, without regard to its conflict-of-law rules. Any dispute related to it will be handled in the state or federal courts located in Colorado, unless a signed agreement between you and Kellcat says otherwise. If any part of this disclaimer is found unenforceable, the rest stays in effect. We may update this page at any time; the effective date above shows the latest version.
